Madison Delbrugge is a third-generation REALTOR®, Broker-Owner of Parker Realty, and one of the most trusted and accomplished real estate professionals in the Sacramento–San Joaquin region. Born and raised in the Galt area, Madison’s roots run deep—she grew up in Herald but spent her life in Galt, proudly saying, “If you live in Herald, you do everything in Galt!” This lifelong connection to the community gives her unmatched local insight and has helped establish her as a leading authority in Galt, Lodi, Herald, Acampo, Wilton, and Elk Grove.

Madison began her real estate career in 2012 as an Administrative Assistant, learning the business under her mother, Terry Parker, and grandfather, Van Parker, respected REALTORS® who founded Parker Realty more than 28 years ago. Inspired by their dedication to hard work, integrity, and community service, Madison earned her California real estate license in 2016 and quickly became known for her professionalism, market knowledge, and high-level client care.

Today, Madison stands among the region’s top-producing agents, having helped more than 250 families and closed over $125 million in verified real estate sales. She is a Lifetime Masters Club recipient through both the Sacramento and Lodi Associations of REALTORS®—a distinction awarded only to agents with consistent, high-level production. According to FastExpert’s “Most Transactions” ranking for zip code 95632, Madison is recognized as the #1 real estate agent in Galt for total verified transactions, further cementing her position as a leading local expert.

At Parker Realty, Madison and her husband, Devon, lead The Delbrugge Team, providing clients with concierge-level service and a two-agent advantage that ensures exceptional communication, around-the-clock availability, and strategic guidance tailored to each client’s goals. Madison specializes in residential sales, first-time buyers, multi-unit investments, land and acreage, rural properties, luxury homes, and probate/trust transactions. Her calm leadership and ability to break down complex processes—such as loan assumptions, well and septic considerations, land development, and investment analysis—make her a valued advisor for both buyers and sellers.

What truly sets Madison apart is her blend of local expertise, generational industry knowledge, and real-world experience. Beyond helping clients buy and sell, she and Devon have personally purchased and sold multiple homes, renovated fixer-uppers, managed rental properties, developed land, and even built custom homes. This hands-on background gives her a practical, experience-based perspective that few agents can offer—an advantage clients rely on when evaluating property condition, long-term value, and smart investment decisions.

Outside of real estate, Madison is deeply involved in her community. She has served as President of the Galt Chamber of Commerce, supports local youth agriculture programs through Liberty Ranch FFA and the Galt Ag Boosters. When she’s not working, she enjoys CrossFit, cheering on her younger family members at local sports games, or exploring favorite local restaurants with her husband Devon, their son Dawson, and their dog, Punk.

Grounded in integrity, communication, and the belief that you should treat every client like family, Madison is committed to making every real estate journey smooth, stress-free, and rewarding. Whether you’re buying your first home, selling a long-held property, investing in land, or navigating a complex transaction, Madison Delbrugge is here to guide you with confidence, clarity, and genuine care.

Madison was excellent. We searched for my first home for the better part of a year, and I have no complaints about the level of service I received. Patience and perseverance were key, and Madison displayed both traits as we went through a multitude of homes from Sacramento to Lodi. We finally found the right home at the right time despite all of the many obstacles thrown in our path along the way. I was always confident in the advice that I received, and this was bolstered by the fact that if an answer wasn’t known to Madison she never pretended to have one, but would go out and find the right answer.
